Hi Everyone!!
I’m new to CFD and I’m glad to be a member of this group! I’m in the south metro Atlanta area and I want to learn how to wholesale properties. I love the fact that CFD has so much information and a wealth of education that they make available to help a person learn the ropes of real estate investing. I currently have two rentals that I own and have been managing for several years but I haven’t moved forward obtaining or doing anything additional because “life” kept happening. So eventually I burned out and couldn’t get my traction to go forward with investing. I’m in a new phase of life now and I want to begin again learning how to invest in real estate. My plan is to, first, focus on learning how to wholesale properties to produce cash and then, move on to learning how to structure deals in order to produce cash flow. For the past month I have been following Jackie’s instructions on which books to start off reading and which seminars to view, so I’ve done that. My next step is to begin building my buyer’s list. So any mentoring, tips, advice, etc. from any CFD members will be greatly appreciated.

It is a fine line on finding deals and finding wholesalers to spin them off to. My self I would focus on finding the deals. One of my greatest teachers Jimmy Napier said, and it has always been true in my experience is, if the the deal is good enough the investor will always appear. Remember you also have a powerful asset that you can use in place of a wholesaler, the Highest Bidder Sale.

When you get a call from a really motivated seller or landlord – do not turn them away if they do not fit in to your wholesale first box. It may not be a good wholesale opportunity but there could be many other ways you could make a profit. If you are even uncertain about what to do with a lead you get – jump on the forum with all the details. We will help you structure some offers if we think it is a good opportunity for you.
Sometimes we get so focused on one thing that a really great opportunity passes right by us.
