Real Big Checks FLOPPED

    I’m turning off Real Big Checks.
    We got 200 – 300 BAD leads a week and twice s many emails asking if their lead will work.

    I can get much better quality leads on my own and avoid the email overload.

    The typical lead was ( actual email sent to RBC affiliate:

    The highest real comp is $2.3 – doing my research there are plenty in the $1.7 range.

    They claim their house is worth $4.1. It’s on the market for $3.9 ( for 3 years) and they say they will take $2.9.

    But $2.9 is still at least $300k OVER market. Where’s the deal?

    I can only do this if I can get he house BELOW market. BELOW means less than market.

    Unless they will take substantially less, I don’t see any opportunity here.

    Will they take substantially less? If so, I’ll call them. If not, there are plenty of
    motivated sellers out there who will.

    Before you turn it off. I would reword your ads. Letting everyone KNOW you WANT below market. Keep hammering at them… To make money in TODAY’S market the deal has to be below (whatever percentage you want to make the deal work) the market.

    I would turn it off…just tweak it for another month.

    Nice to know that even the big shots fail from time to time. ; We know you will dust yourself off and find the next big thing–and show us your persistence to excellence.

    The funny thing is, it demonstrates what I have been coming across time and again (obviously different price range) where people think their house value is what it was in 2005/2006 at the peak of the market (I had a woman tell me last week she was going to wait until the house was at it’s value 5 years ago–she’ll be waiting a while). When is it going to sink in with these folks that those days are over? And we haven’t even seen inflation yet! What will happen then to the value of their homes?

    That’s what I admire about you and the rest that own this site.

    You’re honest enough to let all of us know that something didn’t work. Most just keep selling a lie long after they know it doesn’t work.

    The bad leads just keep coming in Dee. I’m turning it off.

    It is a total waste of my time. Not only do we have to do research on the bad leads,
    call the owner, but we also get emails every day from the people who turned in the bad lead
    asking will this one work. ( when it was $500,000 over market)

    We ALL hit brick walls sometimes. We all make mistakes.

    The successful people just keep trying a different way instead of giving up.

    There are so many ways to make money with real estate, there’s no need in wasting time on something that is causing more frustration than it’s worth.

    What works great in one market may not work at all in others. So the key is to find the “thing” that you can do consistently in your market that works.
