I know some agents use the highest bidder sale method
When I went to auctioneer school, many moons ago, I met an broker from Austin Texas who will ONLY take a listing if the seller agrees to sell using a Highest Bidder Sale method.
With that said, I would NOT go after listed properties to get an option to do a highest bidder sale. It is better to wait until the listing expires.
