Showing property that is tenant occupied

  • Looking for suggestions – we have tied up 3 contracts the past 2 months for homes that the landlord is looking to sell and proceeds to give his tenants 60 days notice. During that 60 days – we are finding it extremely difficult with specific sellers/landlords to work with us and grant us the ability to work directly with his tenants to show the property to our buyers.

    Example – Seller MUST be there when we are there to show the property to our buyers. Normally this isnt a problem however we showed the property once and the buyer fell through, scheduling our second showing now, we have 8 investors coming by but working out a time that is convenient for the seller becomes troublesome.

    Any tips on how you are all working this out during contract signing?

    The easy solution to showing the property to multiple buyers is to have a 1 or 2 hour open house. Have everyone show up at the same time, including the seller if she/he insists on being there.

    You might offer the tenants a $20 couple for a local taco or pizza place to get them out of the house. You really don’t want them to be there.

    Hopefully, you have been truthful with the seller by telling them that you are not buying the house but you do have a team of potential buyers who want to see the property.

    The problem with having the seller there is the buyers could very well go direct and try to cut you out of the deal. You can avoid this by making sure the buyers know you have a contract.
