Stop Being a Victim of the Market

    I talked to 2 investors today who feel like they are a victim of the real estate market because they can’t do rehabs and sell to retail buyers any more. They feel it is the governments fault, the lenders fault, the guru who taught them to do rehabs fault — everyone else is to blame. And they expect to government to “bail out” the problem.

    Well folks, real estate runs in cycles and there’s always going to be times when selling to retail buyers won’t work so well, so it’s time to stop playing victim to the market and take control.

    How do you take control?

    You switch gears and start doing a different kind of real estate. Here are some suggestions:

    Master Lease

    buy with seller financing and then sell with seller financing by wrapping the loan

    options – then highest bidder sale for retail buyers or a highest down payment sale

    Rehab houses for consumers ( kitchen and bath is most popular) – keep your crews busy

    Build outs for restaurants ( lots of need for this now) – network with architects

    Lonnie deals

    Mobile home/land deals

    Be a scout for other investors

    Find private lenders – let your roth ( or you) wrap loans to others ( many can’t find private lenders)

    the list goes on and on….

    Don’t be a victim of the market, take control.
