While in Vegas last weekend, I had the opportunity to visit with Clyde Wilson and hear his presentation at the All Star event about how he got in to the senior housing business. ( that’s just one of many things he is involved in) He has an amazing story of how he got in to real estate investing more than 50 years ago.

If you ever see him at a seminar, or have an opportunity to listen to one of his presentations — TAKE ADVANTAGE OF THE OPPORTUNITY.

He is incredibly successful. Besides the 200 unit senior housing centers, he owns several mobile home parks throughout California and Florida, plus commercial property, etc.

He does not do advertising at all. No postcards. No ads.

He has acquired all his deals by doing two things:

1. he reads the real estate classified ads every day ( both residentail and commercial)
2. he talks to a lot of people to tell them what he’s looking for

Here’s a little example:

He went to look at a mobile home park in Florida that someone in CA had told him about. He didn’t like the park. But when he was leaving, he saw an elderly woman outside working in her yard. He pulled in to her driveway and asked ” why are you selling a nice house like this”

She said I’m now selling.

He said he was just teasing but I’m always looking for an opportunity to buy houses, mobile home parks and other real estate.

She said she knows someone who has a mobile home park for sale right behind her house. — the old lady who owns it wants to sell.

He drove around the corner to the park and found the owner who lives in the park and made a deal to buy it with owner financing.

He got the deal because he stopped to talk to the lady working in her yard.

Clyde also told me that looking at the newspaper is like walking along a beach in the morning to see what treasures have washed up on the shore.

There’s a LOT to learn from the old timers!

I can’t imagine why anyone would want to attend a seminar put on by these people who started their real estate business 2 – 3 years ago ( who usually charge $2000 – $3000) — they just don’t have enough years of knowledge to share.
