So I’ve been watching a really run down property in a great area for a while. It looks like the home has been vacant for over 10 years and even talking to the neighbors doorknocking has yielded not much info. I was able to find the owner in Krum Texas, but he hasn’t responded to my initial letter. I found some phone numbers related to the owner’s name, but I calculated that he has paid 70k in property taxes since the home has been vacant. After a social media search, I find that he worked at the same company I do so I could use that somehow to build rapport. I think I could steal this house and wholesale it (one neighbor said a racoon lived in the house, (which makes sense given the bizarre noise I heard when I doorknocked the subject house this summer), so I bet its totally trashed. ARV is $150k but I’m sure it needs 60k minimum.
Any advice for tracking the owner down and making contact?
