    Hello everyone. I pray y’all are safe and well! I am pretty new and not sure how to structure or what type of deal this could be. Seller lives out of state and this is his last rental property to sell. Thanks for your help and I appreciate your feedback!

    Beautiful 5 bed 3 bath (new carpet is all the repairs needed)
    4300 sqft
    Mortgage 190K
    Rents for 3K per month
    Failed listing ( was on the market for 111 days)
    Comps around 670K
    Wants 650K
    7 out of 10 on motivation scale

    What are the monthly PITI payments?
    Days on the market for rental properties?
    Why did it not sell in 111 days that it was on the market? Was it incorrect pricing, or the realtor did not market it right? Or buyers could not qualify for a loan? Or something else?
