    Agree with Don. An e-blast is the quickest way to a quick manual Delete or hopefully the Spam filter means I never see it.

    What about the homeless who live in a tent or RV? This HUD proposal is unworkable. Continued idiocy from the Federal bureaucracy.

    You know I am willing to travel for an HBS.

    That is a separate issue from the miserable customer no-service ETC provides. QuestIRA is getting my future business.

    Beating ones head against a brick wall repeatedly should make one decide to quit at some point in time? But not with the Federal government.

    Benefits my owners like are:  1) they do not have to deal with renters as they are not equipped professionally or temperamentally to speak/deal with a renter   2) the house is rented and all they need be concerned with is cashing a check or seeing a monthly deposit to their account  3) the owner lives out of town and a local person (me) is personally vested in seeing the house rented (I make no $$$s if the house is not rented)

    , Highly suggest taking David Tilney’s courses about Property Managment & Master Leasing.  It is not obligatory, however David makes it easy to understand over 3 days.

    Agree with Don,  ALF sounds good.   Have the convention penciled in this year – – – finally.

    Peter’s calls are always worth a 2nd or 3rd listen. Thanks Jackie for finally convincing Peter to let you record his calls. His acquisition course is fantastic and will have one’s head spinning for days afterwards – great course.

    Keep on doing it. Each community is a bit different & as you are finding out it is necessary to try something just a bit different. It is great to do that as you have after trying the tried and true proven wording of ads and signs. Jackie’s systems work when we work them.

    The double close means you are in the chain of title which I personally don’t like to do – must admit I had to do one a few months ago due to some timing issues but I wasn’t happy about it at all. A double close is not usually an issue, however an Option with or without a HBS is a much easier transaction. Plus, you are neither out of pocket any more money nor do you have the monthly payments and balloon.[code] [/code]

    Welcome to CFD. Take a look on the forum under the category of Master Lease & Property Management. There is lots of info there. You should also look up David Tilney’s course on Hassle Free Property management on the web and attend the course as soon as you can. David usually only offers the course once a year so do everything you can to attend – it is that good. I have gone twice and many on CFD have gone many times more than I have. Property management can be fun once you adopt David’s way of doing things adapted for your local laws/regulations and situation.

    We are always learning so feel free to ask more questions – there are several folks on here with decades of real estate experience from whom we learn lots.

    It is all about being ready to make a change in your life & your postingreads as though you are ready. I’m reading into your posting and assuming you have a job now. That is great as it can fund your daily/monthly needs while you and your real estate business grow. Be the best you can at work and use the j.o.b. as motivation to learn & grow real estate during your time outside work. It will happen for you if you are consistent at learning and doing as Jackie has suggested above. She has helped lots of us shed the stress of having to work for someone else. There are so many ways to make real estate work for you – you just have to find the method which is best for you that fits the region where you live. CFD has lots of help here to guide you.

    Great looking bus. It is painted kind of wild for the US, however it is boring compared to the Central America buses I remember. Do chickens, ducks, and pigs have to be in cages or can we bring them along simply on a leash? Fond memories!
