Has your master leasing properties turn into seller financing deals. Do you feel that you have a better chance of doing a seller finance by first master leasing a property and later on turnimg into aseller finance deal, also where are you located?

I have been sending direct mails to long term landlords asking if they want to see sell rental home and I haven’t got any calls back. I was thinking of doing a performance lease for 1 year and to see what kind of tenants I would inherent and gives me time to see how bad the duplex and I don’t have to pay for big repairs and after 1 year I have the option to do a seller finance and buy the property or walk away, would be there a good idea or is there a better solution?
