    You can also try going after Probate. You can get a list down at the county courthouse. We did many houses that we would put under contract, get title cleared, have the house cleaned out, do the inspection, and TK would do the marketing. The house would be sold and cashed out within three weeks. Jackie would always tell us that pretty houses were much easier and she was right but we did have an excellent system.

    Pretty houses are great for the most down HBS and these can go very fast also.

    We are looking at a house now that is a rental and the owner lives next door. The renter was a dear friend of the owner’s deceased wife and could never evict him. The renter has lived there 15 years and never threw anything out. We are in the process of making several offers and one will be to do a HBS and split proceeds. Once we get in we’ll be able to put some numbers on paper and will post them.

    Hey Greg,

    HBS’s come with practice and you learn something each time you do one.

    We modified our checklist and added a few new ways of doing these auctions. We started the weekend before the sale with putting up our signs Friday night and taking them down Sunday night. On Tuesday and Thursday we put 24 signs surrounding the area and near the I-10 highway. Thursday, as we were getting the inspection completed we had contractors view the house and they were high contenders when the bidding starter.

    Some cool things at this sale was texting throughout the two days getting information, asking the bid, and making bids at the end. We usually have some no answer’s when we call at 5pm. This time we didn’t. We always made sure to get several numbers to reach the bidders at 5pm Sunday. We’d call, giving them the bid amount with the option to advance or drop out. If they didn’t pick up Justin would text them and the ones who wanted to advance he would text them thru all the bidding. We reached everyone who placed a bid either by phone or text. That’s truly amazing!

    We find you need multiple sources of sites to advertize and TK and our VA made sure we were everywhere throughout Houston and surrounding areas. One site was My House Deals and that was where our winner found us. Signs, Sites, Fliers, you name it , we did it. Check out www. eddm.usps.com!!!!! What a cool spot! This site is used to have your fliers sent out professionally to each house for 17cents. We used it for the maps, subdivision, age, income and so on. The ARV on this house could go as high as $225,000. So we wanted to put fliers on higher end houses. Our intention was to attract good quality experienced contractors, investors for rent purposes and using our fliers reach retail buyers wanting to live near friends, family or relatives. We took 5 kids to these designated areas and put fliers at each house. It was 95* that day…UGH! …BUT WE GOT ER DONE!!!

    This house actually was not for beginners to purchase. Too much to rehab and our sell flier was excellent to show this. We gave them comps if you did a light rehab and if you did a high end rehab. We then took things from the Inspection to the sell sheet so they’d have an idea of what needed to be done. We’ve done many HBS’s but this is the first time the report was in constant use.

    The winner at the highest bidder was at a family BBQ and Justin just kept texting us his next bid. His associate looked at the house on Saturday. The bidding started at $59,900 ended on Sunday at cut off time 5pm at $92,000. Then the fun started at calling the list back asking if they wanted to drop out or advance…when it got to $96,000 our winner texted an offer of $100,00. A few more rounds and he was the winner and still at the BBQ!!! LOL. When it was over we met him for the $2500 non-refundable option fee, proof of funds and signing of the contract all in the lobby of his building downtown. Everything was at our fingertips. Justin sent him the completted contract and he printed out 2 copies one for him and one for us to email the attorney. By the time I left I had everything and the HBS was complete.

    We have the bug!!!!! We want to do more houses….want to do more HBS’s ……and higher priced houses……vacant too. Thanks for listening

    I tend to agree with both Terry and Don. This sounds like allot of work and your 1 1/2 hours away. TLC “AS IS” ad on CL could get you something or nothing with an option on the property. Could you be the only interested buyer in this deal? If so try and do what Jackie suggested or “NEXT”.

    4. Bidding Rules…. We have a sheet with the bidding rules and method that we post on the inside walls of the house that we are having
    the HBS at. We usually make 5-10 depending on the size of the house. If the house is above $140,000 we usually hand out the Sell
    Sheets along with the rules as they come into the house and the person who is handing them the info gets their info for future sales.

    7. Terms of Sale…. The terms of Sale is on the Bidding rules. We say that the house is to be sold “AS IS” and a $1500 to $3000 non-
    refundable deposit is required and proof of funds needs to be shown. On the table where the person is watching the Bidding Sheet
    is the inspection sheet, comparable’s and anything else you want the buyers to know. We also have a contract already made up for
    Sunday nite finale.

    9. Initial Bidding Sheet…. That is guarded at the table with the person who writes down who is bidding. You want to find out all sorts of
    information about this bidder and all the other bidders.

    11. Sample Flyers & Press Releases…We call the flyers our Sell Sheets and use them also for our door 2 door flyers. We have signs posted
    all around the area and a number they can call to let them know all about the house etc. We judge by the number of calls we get from
    the signs how big this sale is going to be and how much we need to print. We’ve had as many as 450-500 calls from our advertising
    so we will know how many people we need to help us with the sale and how good this sale will be.

    Thanks Jackie for the great buys all over USA. If anyone needs help, I’m more than happy to assist when Jackie is no available due to her tours. I love doing HBS instead of selling to a wholesaler. At first will will be work but after you do a few you’ll have a gret list and I’ve done HBS’s over the phone. Piece of cake!!!!

    Columbus is a big city so I would plan to take a few hours calling your county clerk’s office and asking all about the probate system they have. Make sure you are talking to the person who handles probate. It might take several calls to get the right people. Each city is different. For the many years we have worked on Probate it has changed 7-8 times and is getting easier every year. We now have a CD mailed to us every two weeks with all the info that Don talked about. We also have several companies that sell the list to investors so the competition has been strong for the last few years. It’s a numbers game and certainly worth sending out your letters.     Hey Jackie, We are going to do a HBS on a doublewide with 1 1/2 acres of land in Magnolia. Apparently Magnolia area is great for O/F so we will do a HBS for the most down payment. Wish us luck!!!

    I agree Jackie, what a waste of money. You must go deeper to do your search and have a better chance to hvae the caller call you back..
