Yes it is good. but there are a lot of ways to get you list free with public records. It all depends on what you want to mail to. Like evictions for example. you can pull up there case online and it gives you the parties Name, Address, and even phone # some times. “depending on your county and state”. It takes time. For out of state owners you can go to tax rolls and pull up the mailing address to see were the bill is sent.
Now with that said. it is always good to mine down your list. Like for out of state. How many years have they lived there? have they got a loan? How old is the house? if buying a list I want to know age of owner ” helps to determine if they are in the investing stage of life or liquidation stage”, I use listsource to find investors. Because of the mining down it so easy. but they are good.
