Are You Prepared For Clinton’s Changes?

March 1993 We've seen the election promises beginning to shatter and have been stirred by the State of the Union address (more promises), now lets see what's really happening. Over the past few months, more and more dollars have been injected into the economy by the Federal Reserve, and this trend is continuing. Meanwhile, higher taxes are being proposed on estates, large corporations, the wealthy, foreign corporations, selected Social Security recipients, energy and some imports.

It’s Time For A Fresh Beginning . . .

February 1993 If you track the performance of gold from the time that Nixon freed it to its peak in 1980, those who bought it at bottom and sold it at the top realized about a 50% per year compound return. Those who bought single family houses using available market leverage did even better. I think over the next few years single family houses are going to see a resurgence. Here's why:

Two Chickens In Every Pot, Two Cars In Every Garage . . .

December 1992 America is still looking for the cavalry to ride over the hill to save it! In this election year Clinton in the reluctant choice of 43% of the voters in one of the best election turnouts in recent memory. 57% of the voters preferred someone else. This may be the key to the next four years. Where Reagan and Bush practiced 'voodoo' economics which boiled down to borrowing our way out of economic troubles, Clinton will practice 'who do' economics which amounts to keeping the public guessing on who's really going to pay the tax bill when it comes due.

If Only We Could Know Now What We’ll Know Then

November 1992 Because this letter is being published ahead of the election results, there's no way for us to know precisely what kind of world we're going to face over the next 4 years, but this we do know; it will be exciting for most of us. Regardless who wins, which one of the current crop of candidates is really going to work for you once the final ballot has been counted and the results known? I don't just mean the federal job holders. I mean those elected at every level from top to bottom. Just for fun, take a look at all those platform planks from the 1988 election, those campaign promises, those lofty ideals and sober promises around which the voters rallied. What became of them? Or more to the point, did your personal situation improve or deteriorate during the last 4 years? How much confidence do you have that this election will be different?

Management Starts With Buying The Right House Right!

May 1992 Think back to that first income rental property you bought. Remember the thrill at the closing when you realized you’d embarked on the first step out of your journey to wealth and fame? You felt powerful. In control of your destiny. Confident. Assured. Now, reflect on your emotions the first time that a tenant refused to pay the rent and refused to move too. If you were like me, you suddenly felt all that power and confidence draining away and forever to be replaced by a sense of total inadequacy and incompetence – and the feeling that the ownership of property was going to turn into a nightmare.

It’s Time For The Silly Season Again . . .

April 1992 Every four years in America we come into the never never land of re-election politics. H. Ross Poirot was in town a short time ago with his new political movement called T.H.R.O (Throw the Hypocritical Rascals Out). His point is that, most people go into public office with a genuine desire to make things better, but by the time they’ve had a taste of the fruit at the top of the power structure, their sole objective is to be re-elected in the next election so as to never be forced to live under the laws that they pass. Every decision, every vote, every concession and compromise is made with an eye to the votes garnered or lost as a result of their actions. I agree!

Why Are The ‘experts’ So Often Wrong About Real Estate?

March 1992 I’ve been trying to understand the care and feeding of money for most of my life. I’ve been in the work force with a Social Security card since I was 12. I’ve been a saver since my 4th birthday when I was given a nickel and a quarter. (Spent the nickel and saved the quarter.) I’ve been an entrepreneur since I was 9.

Leases And Options Can Be Almost As Good As Ownership . . .

February 1992 The only proof you have that you own property is a recorded deed – a piece of paper! The only evidence that someone owes you money is a Note secured by recorded mortgage – another piece of paper! The only thing you have to show for bank deposits, stocks and bonds are more little pieces of paper! Why spend so much time belaboring the point? To fix in your mind that real estate assets are INTANGIBLE even though they seem to be TANGIBLE. Without our system of law which recognizes those little pieces of paper that denote your ownership, you’d own nothing.

It’s Tax-think Time Again . . .

December 1991 Your government (Federal, State and local) is BROKE! Like Jimmy Durante used to say, 'Everyone's trying to get into the act.' I'm sending this newsletter out early this month to give you time to make some tax-preventive adjustments before it's too late. Hopefully, you took my advice in other years and did some forward planning so that this year didn't catch you by surprise. And, once again I'll remind you that your tax planning should include 1992 as well as 1991 if you expect to OPTIMIZE your tax bill.
