    FYI, I did some minor work on my investor carrot site last year and then stopped and let it run as I renovated two houses and my house flooded. Even still, I got three leads from the site in January alone. Seems like if I put in some massive action it will pay off big time.

    My agent just lets me know if there have been any major claims- they don’t get too detailed. It’s a nice thing to have though especially when dealing with a non owner occupant.

    Not sure if they are CLUE reports exactly, but I’ve asked for claim reports for properties I’ve considered buying from my insurance agent and he has happily pulled them for me. They can give me the score the insurer uses on a property and let’s me know if there were any major claims. My agent just pulls it up and lets me know over the phone. I suggest getting on a first name basis with your agent.

    I’m in Atlanta so I’m looking in North Georgia within an hour or two of Atlanta if possible. I’ve made some in roads with a mobile home park ownership group. They have several parks here in N. Ga that they need help filling. I’m searching for homes I can move to their parks and create a note.
    I’m also looking at parks with a partner who has a small park already. I found all of the mobile home premium training here on CFD very inspiring and educational. Basically- I’ve surmised that the mobile home business is all about the people and the note.

    I too attended the three day and my eyes nearly bulged out of my head when they told me their coaching was $40K!! Umm- no thanks!
    I am glad I attended however as it furthered my education about the finance aspect of real estate. I’m now pursuing mobile homes to create the notes and have a much firmer grasp on the process. Much better use of my $40K, I think.

    Someone may have suggested this on the call (I wasn’t able to join that night) but what about hiring a few kids to hold your bandit signs at the busiest intersections?
    We had a charity sale in a mini storage and the foot traffic really picked up when we sent volunteers to the intersections with directionals.

    I think Dee is referring to taking control of the property via creative methods like a Lease option or seller financing rather than the traditional bank loan. Jackie has a great deal of teaching on Highest Bidder Sales which is another method of flipping without renovating.

    I’d like to know where this will be posted as well. It would be great if they were posted in reverse order- latest on top- for quick referencing. 8pm is bedtime around here and it’s sometimes hard for me to jump on the call at we my son falls asleep. Thanks!

    I am going to see them all on Thursday. He is getting out of some of his businesses as he is in his late 70’s. He is reluctant to retire as he is a real tradesman. He also told me about two daycare centers and a cattle farm he has that he may want to sell!
    On the park- he is asking $210K. He owns all the trailers and the land and gets “around” $5K/month. He pays water and garbage, tenants pay electric. They are all on septic tanks. Now he is saying he may not want to sell this one for another year- but I will make an offer anyway and keep in touch for next year if he’s firm.

    On the first deal- it is a single wide- not a double wide. I still think its a deal as its hard to find anything that cheap.

    If you are friendly with a realtor you can ask them for comps. If you work in a particular area regularly, you can ask them to set you up with an auto-email that will send you the sold info as soon as it closes.
    The county courthouse records in my area are available online- but they are notoriously delayed by about 6-8 weeks.

    Jackie- I noticed the multiple deal calculator and letter in the file vault. Is there previous training on that calculator?
