    Thanks! You know, i’ve offered to meet in person, she she hasn’t wanted to yet.

    Her partner died and he used to mostly manage the properties and I think she wants to simplify her life, at least that what she told me.

    The rapport has been good but there is something I’m missing, when I called to follow up on my offer she said she was still thinking about it but had no questions or counter offer (which I dont like).

    Usually serious sellers considering your offer have more questions or negotiate on terms.

    I’ll keep everyone updated!

    This is awesome! I never got to see Jack live but through his seminars (on this here website) and his books I’ve learned a lot. He has really influenced how I approach real estate investing.

    I’ve read a lot of real estate books and still to this day most writers don’t touch on the topics or go into the details that Jack did. When I read him, something is just different, the quality of the info is just higher level.

    Yes here in South Florida in Broward and Miami things are def. still hot. Old houses, new houses, new builds…everything is selling.

    Some sellers are getting greedy but I’d lying if I wasn’t one of them. On our flips we are def. pushing the prices, sometimes we hit it, sometimes we gotta bring it down a little. Also depends on the neighborhood, some are hotter than others

    We’ve had houses that took months to not just close on but then longer than expected to rehab and it’s been for the better. We thought our reselling price on a recent one was going to be $430kish, we are closing this Friday for $475k! Took a couple of months longer than expected to finish the rehab but the payoff will be worth it. Picked it up for $305k.

    I don’t think anything will come of this. It’s just more pandering Dem talk. Biden hasn’t been the first to try and challenge the 1031 and probably won’t be the last. It’s been around a long time and helps keep real estate liquid. You never know but Biden has much bigger fish to fry right now than to try and get rid of 1031’s.

    Continue calling and texting potential leads seems like the best long term bet. South Florida market is still really hot, low inventory, just gotta take it day by day.

    A lot of sellers keep telling me “not this year, maybe 2021”. So if they decide to sell combined with more distressed foreclosures/short sales hitting the market…the pendulum begins to swing more towards a buyers market and now what I have to offer as a creative deal maker becomes a lot more valuable.

    I’m still doing deals, they just aren’t falling into my lap per se, def. working hard for them!

    Thank you! Great article Jackie! Excited to do my first Option! I have experience wholesaling fixer uppers but I see Options as a way for me to do it with retail houses. Is it similar to a net listing in way? But less hoops to jump though…

    RIP…I’m just discovered Jimmy the last couple of years but I love his (and Jacks) material and they both changed my mindset when it comes to real estate investing. I’ll be rereading Invest In Debt again no question.
