    I would be more likely to attend an event in the Southeast or Texas areas where I could drive. Not thrilled about flying. September would be better than later in the year or winter once the “flu” season hits again in case there is a 2nd Covid season.

    I would have focused on houses within 45 minutes of where I lived. Having houses 6 and 8 hours away were easier to find and cheaper to buy, however the time commitment and having to have a local manager cost me lots of money and headaches.

    Now after lots of experience and additional management study, I feel I could manage from afar, however it certainly was not the case about 12 years ago.

    Good call tonight Jackie. Really liked the way Mitch handled Dodd-Frank. He charged ahead with the insane change made by Congress while others folded their businesses.

    Most of us on CFD have learned a similar lesson by rehabbing houses – at least those of us who will admit it as you just did.

    National Hurricane Center NHC has been my go to site for about the last 10-12 years. It is very good. The TV channels are too much into the drama of a hurricane. The NHC site filters all the fluff.

    As I was just getting started in this biz I did over 20 rehabs on the MS Gulf Coast after Katrina. Rehabbed and flipped most, however kept a few for rentals.

    Beware as FEMA flood maps will change 12 – 24 months in the future. If you are holding intending to sell when that happens, it may be nearly impossible to sell a house. Also expect all insurance to grow (maybe even exponentially). Mine tripled almost overnight.

    Buy right by driving your MAO very low. 30% of ARV may be too high for your MAO.

    Katrina kick started my biz. I was focused on building long term rentals. The rehab resales and a few wholesales were a means to do that. It also cured me of wanting to rehab houses.

    Randall, Call real estate attorney’s until you find one that can work with you and understands Land Trusts/Grantors Trusts. LA is a different state for sure. I have not done any deals in NOLA in about 10 years so my contacts would probably be out of date. Trusts are still done – as with all of us, the magic is finding a closing attorney who will help you do the deal rather than telling you that you cannot do it. Good luck, Hank

    Thanks for this thread Jackie. I needed the refresher to remember/re-learn how to rent a house again. Have not had a vacancy in 3.5 years and now I have two in one month. Still a happy landlord but not happy I must go to work for a few days/weeks to get these cleaned up & rented to good/paying folks.
